RESIDENT INFORMATION GUIDELINES
Office hours are Monday – Friday from 9am to 5pm. After hours maintenance emergency phone number is (574) 334-8989 ext. 103 which you can call or text.- If you get locked out and need a copy of your key, there is a $15 lockout fee
- If we need to come to your house to let you in, there is a $75 lockout fee
- After the 5th a late fee of $50 will apply unless your lease specifies differently
- All payments received after the close of business will be posted the next business day
- You are responsible for your all your utilities unless your lease specifies differently
- You need to change your furnace filters need to be changed every 3 months
FLOORING
- No irons on carpet – if there is an iron burn the carpet in that entire room must be replaced
- If you have wood floors you must place small pads on the bottom of your furniture to prevent scratching. These can be purchased at Walmart, Lowes, Target, Home Depot, Martins, etc.
DAMAGE
- If we have work orders involving broken windows or anything due to negligence on your part, we will bill you. Please be mindful of your kids and guests. You will be held responsible.
MAINTENANCE
- Call us for any service calls immediately especially any leaks or water issues
- If you have an issue you do not call us about and then another problem occurs because of the delay then you are responsible for the 2nd issue.
- For example your kitchen sink has been leaking for months and your kitchen cabinets completely mold and rot and need to be replaced. If the kitchen sink leak was resolved in a timely manner the cabinets wouldn’t have been damaged. You would responsible for the kitchen cabinets.
- If you have an issue you do not call us about and then another problem occurs because of the delay then you are responsible for the 2nd issue.
- Only those we send out to your house can work on your house. Unless we grant permission, no one else is allowed to work on your home.
- Gutters – if your gutters need to be cleaned out please put a work order in and we will take care of it
- Trip charges – If you schedule an appointment with any vendor or with maintenance you MUST be home. We are charged every time someone drives to your house for an appointment you made. Trip charges range from $25-$75 each time. You will be billed for no show appointments. If you have to reschedule then it is your responsibility to do so.
PLUMBING
KITCHEN – NO food down the drain and NO hot grease and NO rags If you don’t have a screen over the drain call/text us so we can drop one off BATHROOM TUB – The only thing that goes in the drain is soap and water If you don’t have a screen over the drain call/text us so we can drop one off. TOILET – The only things that belong in the toilet are poop, pee and toilet paper. No toys, baby wipes, dolls, tampons, paper towels or anything else. **You will be BILLED for any service calls that involve dolls, baby wipes, rags, toys, tampons or anything else that should not be in your drains and that clog the toilet, sinks or tub.PETS
Any pet MUST be approved BEFORE you get it. Pets only allowed in some units. Prior to obtaining an animal written consent MUST be given to the Landlord. If pets are not allowed in the unit and the Landlord finds out that the Tenant obtain a pet without written consent it is considered a breach of this contract and grounds for eviction. Additionally, any pets obtained without permission will automatically incur a $300 pet fee. Pets are not allowed in every unit.CODE ENFORCEMENT REQUIREMENTS
South Bend, Mishawaka, Granger and Elkhart Code enforcement are all on a mission to maintain a clean and safe city. You are required to keep your property in compliance with code enforcement. Requirements:- Placing garbage in TRASH BAGS then bins – DO NOT leave trash outside anywhere on the property
- We will give you 1 trash can and after that you’re responsible
- Mowing your grass in the front and back yard (this includes weeds)– we will charge if we mow for you
- Shoveling in the winter to your front door and along the street
- If we receive a notice from code enforcement and you do not correct the issue, we will take care of it and bill you for it. Code enforcement fines usually start at around $168
