The downstairs unit is rented for $430 but no utilities included – very long term tenant. Upstairs was rented for $775 all utilities included, tenant is moving to a larger place. Roof replaced 2020. There is only one water, electric and gas meter. The downstairs tenant gets billed for half of these utilities each month on top of their rent. When the upstairs unit was rented, utilities were included which is why the rent is higher.
